Rent is expensivesubmitted by Happy - |Recommended: NoAfter living here for 6 months we found out our lease was not in fact a lease it was a rental agreement that was called a lease, but wasn't actually one. They explained it to us and it made sense but it was VERY misleading as we thought we had a lease. Anyway rent went up 140 after being here a few months to make up for all the the upgrades. We were upset because we could not afford to move or afford to stay really but we didn't really have any other choice so we were stuck paying the higher rent. I see now that they have again upped the rent. Parking is terrible if you don't have a spot and get off work after 2. You will find your self walking from the other side of the complex. The playground is terrible. They redid everything including the office that was perfectly fine before but they have no plans of redoing the playground which really needs to be replaced. Noise was fine. Rarely ever heard any other neighbors.The office workers were great wasn't their fault for bad management n
response from property -Thank you for expressing your concerns. We invite you to come into the office to discuss your Rental Agreement. Washington State has leases and rental agreements. Leases are actually much more difficult to break, in the event that you have to move. We have had Rental Agreements in place at Canyon Park for years. We also have provided a complete renovation of brand new interiors and clubhouse/amenities to all of our residents which was extremely costly. We provided this to offer a more luxury standard of living for our residents. This was an overwhelming request of residents prior to the renovation and we have received much positive feedback for these beautiful upgrades. This renovation was extremely expensive. We are now in line with, just barely lower in the market with rents for equal/same value considering all of the new upgrades. We apologize that the costs for these renovations were not pleasing to you. Always feel free to come into the office to discuss any concern that you have. Can hear the neighbor's above walking around at times, but nothing to the point where it bothers me. The management has been trying to upgrade all of the units, and it takes time but nothing that is bothersome.

Happy tenantsubmitted by Pam A. - |Recommended: YesI enjoy living at canyon park apartments. I feel safe and I find the staff and neighbors to be friendly. We have all new appliances and a lot has been done to update every apartment so it feels brand new. My only area that I believe needs to be revisited and changed is the trash compactor situation. Parking is best if you spend the little extra and get a covered car port. To me that's essential.

Ok but...submitted by Riley V. - |Recommended: YesWas a nice place to live and I would live here again but... The gate is never closed until they start adding new tenants. Parking is rare depending on how many people pay for the spaces Free parking I mean . Pretty quiet, no noisy airplanes,cars, or neighbors. Price was a little steep compared to most places but worth it. 8 10 would stay here again.

A Nice Place to Livesubmitted by Ashley F. - |Recommended: YesFor the most part, I have really enjoyed living at Canyon Park Apartments. The new upgrades look great. They offer a lot of amenities, including a pool and spa, tanning bed, fitness center, basketball court, and they have a sauna, but it has not been functional in the 7 months I have lived here. If I was not paying for a carport, parking would be an issue near my building because there are only a few uncovered spots. One issue is that there is no resolution for someone parking in your carport after the manager leaves at 5pm. It has happened to me twice. We've had some issues with hearing our neighbors tv and crying baby, and our apartment faces the highway, but overall the noise if not too bad. Unfortunately garbage often gets built up around the dumpster which leads to aesthetic and sanitation issues, which I'd be more upset about if I lived or parked closer to it. Overall, the location is good. Grocery stores and fast food are within walking distance, and a short drive away is just about anything else you could ever want. The leasing and clubhouse staff are all wonderful.

They take care of problems QUICKLY!submitted by Jennifer M. - |Recommended: YesThey are in the middle of a huge upgrade to all the apartments. Right now we haven t been upgraded yet, and have older appliances, but they are quick at coming out whenever there is an issue. We have never had an issue that they weren t able to fix within an hour or less of arriving to our home. Friendly service people that do great work. We are very happy with our home here.
Good staff with subpar parking.submitted by Brent J. - |Recommended: NoDecent floor plans with little to no insulation between complexes. very limited uncovered(free) parking. Leaving those whom come home late with no options but to park outside the gated community, or to park on the other end of the property. Occasionally, having to park within a covered area. Maintenance personal are relatively expedient but, similar issues arise often.
. The only changes I see that need to be made is Maintenance. Cozy, inviting, great staff, and simple lifestyle.submitted by Shawn R. - |Recommended: YesCanyon Park Apartments are a great place to begin life as a newly wed couple or family. We are in a 2bd 2ba deluxe apartment, it is a great open layout, spacious yet still close to be in the kitchen cooking and chatting with your guest in the living room. Occasionally, like any apartment or housing development with a shared wall, you can sometimes hear things, a door being slammed, a toy hitting the floor, someone walking heavily, that is a downfall at any place.. Canyon Park seems to have it set up to be very muffled from hearing everything, which is great! I have noticed that they trash compactors tend to get full fast, leaving trash on the ground often, or people are lazy and leave it on the ground without checking the compactor, that is frustrating part of living here. Both my husband and I are very friendly people and wave at other tenants as they pass in a car or walking if we see them, most seem to be rude and not wave back or nod. Kind of ruins the community feel with other tenants. The staff does a great job at nodding or waving though, which is great. Parking is a pain at times, unless you get off early like my husband(about 3/4pm) most likely you will not find a parking space right next to your building, unless you pay for a carport. A huge bummer, no carport comes with the apartment, each one you must pay for.. so if both my husband and I wanted a parking place, always in the same spot and always near the building (with in reason and carport availability) we would have to pay for two, in addition to the rent each month. We have a toddler, so we pay for one each month, to make life easier with a little one and groceries to be carried up and down. Overall, very nice apartments but like any place, a downfall for the apartment situation vs a house and more freedom.
